BUCKHEAD
Buckhead was originally an independent community north of Atlanta which was annexed into the city in 1952. It now has about 100,000 residents and includes all of Atlanta north of Midtown. It is everything between I75 and I85 inside the I285 perimeter highway in the Atlanta City limits. On the northwest side, closest to I285, the locals consider it to be Buckhead west of 75 and east of Peachtree Dunwoody all the way to 285. Buckhead operates almost as an autonomous city.
The name “Buckhead” came from Henry Irby’s General Store and Tavern which was founded in 1837 at the intersection of W. Paces Ferry and Roswell Rd. This was a couple of hundred feet off Peachtree Rd, which at that time was a Creek Indian Trail. The tavern was famous for a very large stuffed buck’s head on the wall. The popular establishment survived the Civil War, and the name “Buckhead” survived as the name of the community. Buckhead and Atlanta were founded approximately at the same time.
Buckhead today is the home of the Governors mansion and some of the wealthiest neighborhoods, finest restaurants and the most luxurious shopping in Atlanta. There are two parts of Buckhead’s business districts, the “Village” and the Financial district.
The Village, famous for a wild nightlife scene, is between Pharr Rd, Peachtree Rd, West Paces Ferry, and Bolling Way. It is currently undergoing a massive $850,000,000 renovation and promises to be the Rodeo Drive of the East. The developer has ambitious plans to build a hotel, mixed use high-rises with huge retail on the ground floors and condos in the towers, which are projected to be selling for $500 a square foot.
The Financial District includes the Piedmont Peachtree/ Buckhead Loop’s mass of high rises and Lenox Square/Phipps Plaza area. Terminus is a gigantic mixed use development under construction at the corner of Peachtree and Piedmont. There are many cranes in Buckhead and buildings are sprouting up like mushrooms after a summer’s rain.
The residential neighborhoods of Buckhead are quite varied. North and west of Buckhead there are winding streets with more stately mansions on large estates that you can believe. The Atlanta History Center with the Swan Coach House and the Capital City Club are there as well as the Governors mansion. East and south of Buckhead have more “modest” neighborhoods built in the 1920’s and 1930’s. The neighborhoods have sidewalks and wonderful parks with homes starting at $500-$600K and going up to several million for large new infills. These neighborhoods are Garden Hills, Peachtree Hills, Brookwood Hills, Collier Hills and Peachtree Park.
